- The Service is To Put in MLS for an UNFURNISHED Property (for Yearly Term Lease).
- The rental property must be vacant or occupied by owner (vacant = not occupied by tenant). We do not accept the unit occupied by tenant at this time.
- We list for you and you manage your own property. (Also, we offer a coaching rental owner: Click Here) .
- You must have electronic device(s) because all is done by e-mail. The listing documents will be delivered to you by e-sign.
STEP BY STEP
- We meet you at the subject property.
- We install e-lock box at the property & take photos (We take photos of property from our mobile device. Or, you can supply your own Prof. Photos. Basically, it is FREE with our regular photos. *List in MLS for 6 months agreement
- (At your option). If you want the prof. photos, please ask for additional quotes and we will inform you the price. Then, we will book for photos-shooting appointment. Photos will be yours since you pay for it. The service of Professional Photographer is due at the time of Booking. (We Accept Credit Card, Zelle and Check). We will be there at the date of photoshoot (so you don't have to unless you want to). - We put your property in MLS
- We screen prospects for background, credit check and collect financial documents to present you.
- We write the Lease on GLVAR form.
- We inform tenant where you want your rent to be deposited before move-in
- Due to liability, walk thru and hand keys is to be performed by owner & tenant.
- There is a listing commission for TT Realty, equal to 1 Month of Rent of Yearly Term Lease (regardless the sq.ft of your rental property.
- Additionally, there is a showing co-op broker fee (varies), approx. $300 and up
